About the park
Leland Innovation Park is a first-generation, tilt-wall flex and light-industrial development rising just off US Highway 74/76, with two direct access points to I-140, the Wilmington Bypass.
The park sits inside the Town of Leland's Innovation District (ID) zoning, a designation built around industrial, R&D, and distribution use. Utilities are already in place — public water and sewer through Brunswick County, natural gas through Piedmont, and fiber connectivity — the groundwork for distribution, light manufacturing, or R&D operations from day one.
The park joins an established industrial corridor already home to Coca-Cola's regional distribution center, Victaulic, Bradford Products, Adams Beverages' regional distribution center, TLG Peterbilt, and Flow Sciences — with US MgO's sheathing-panel manufacturing facility on the way.

Two buildings, one park
Building #1 is furthest along: roughly 75,000 square feet of modern tilt-wall construction, divided into fifteen modular 5,000-square-foot bays — a layout that can flex from a single small footprint up to a full-building user. It's expected to deliver in September 2026.
It's engineered with a 20-foot clear ceiling height, 50-by-50-foot column spacing, a full wet-pipe ESFR fire suppression system, and a 6-inch reinforced slab. Building #2 will mirror the same tilt-wall design as Phase 1 builds out to its full 142,000 square feet.
How it sits on the parcel
The Phase 1 buildings step across the site from the entrance drive back toward the tree line, each oriented for full truck-court access and generous parking. Building #1 alone is planned to deliver with roughly 130 parking spaces.
Turnkey 5,000-square-foot spaces with office buildout are designed into Building #1 at delivery, alongside its 15 warehouse bays.
*Phase 1 includes two buildings across 142,000 square feet. Canvasback has the option for an additional third building in a future Phase 2.

The park sits directly off US 74/76 with two close-in access points to I-140, the Wilmington Bypass — a straight shot into every part of the Greater Wilmington area.
Downtown Wilmington is roughly 9 miles away; I-40 West is about 18 miles out. The region's transportation backbone runs deeper still: the Port of Wilmington is the busiest port in North Carolina, and Wilmington International Airport is the state's 5th-largest.
